Who we are

"POV Guy Realtor" (also "POV Guy", "we", "us", "our") is a personal real estate practice operated by Farhan Adenan, a licensed salesperson with the Council for Estate Agencies (CEA Registration Number R068636D), practising under Huttons Asia Pte Ltd (Estate Agent Licence L3008899K).

These Terms govern your use of povguy.sg and its sub-pages, tools (including the HDB Upgrade Readiness Check, Investor Framework Quiz, Distress Radar, Condo X-Ray, Rental Yield calculator, and any successor tools), lead-capture forms, and the content we publish on brand-owned social and messaging channels that link back to this site.

Acceptance of Terms

By accessing povguy.sg, booking a consultation, submitting a form, or otherwise engaging with our content, you acknowledge that you have read, understood, and agreed to be bound by these Terms and our Privacy Policy.

If you do not agree with any part of these Terms, please do not use the website or our tools. Continued use after an update to these Terms constitutes acceptance of the revised version.

Nature of content

povguy.sg publishes educational and informational content about the Singapore residential property market — including HDB resale and upgrade pathways, condo launches and resale, rental yields, distressed listings, market data, and commentary.

Content is curated from publicly available sources (URA, HDB, MAS, SRX, Realis, EdgeProp, Business Times, 99.co, and others cited where relevant) combined with our own analysis. Where we quote a third-party figure, we credit the source; where we estimate or model, we label it clearly.

Not financial, legal, or tax advice

Nothing on povguy.sg constitutes financial advice, investment advice, legal advice, tax advice, mortgage advice, or any form of regulated advisory service. We are real estate practitioners, not financial advisers, lawyers, accountants, or mortgage brokers.

Before making any property, mortgage, CPF, or financial decision, you should consult the appropriate licensed professional in Singapore — a conveyancing lawyer, an MAS-licensed financial adviser, a CPF Board officer, a qualified tax adviser, and a bank or MAS-licensed mortgage broker as applicable.

Property investment involves risk. Past performance, historical transactions, and market models shown on this site are not indicative of future results. You are solely responsible for your own due diligence and decisions.

Agency relationship

Visiting povguy.sg, downloading a lead magnet, following us on social media, or booking an initial consultation does not create a buyer's, seller's, tenant's, or landlord's agency relationship between you and Farhan Adenan or Huttons Asia Pte Ltd.

An agency relationship exists only when a CEA-prescribed Estate Agency Agreement (EAA) — such as Form 5 (Sale), Form 6 (Purchase), Form 7 (Lease-Out), or Form 8 (Lease) — has been executed in writing by both parties. Until then, any discussion, market commentary, or recommendation is for information only and is given in good faith without obligation on either side.

Our conduct is governed by the Estate Agents Act 2010, the CEA Code of Ethics and Professional Client Care, and Huttons' internal compliance policies. Where there is any conflict between these Terms and any regulatory obligation, the regulatory obligation prevails.

Intellectual property

Unless otherwise stated, all content on povguy.sg — including original text, photography, illustrations, data visualisations, the POV Guy name and logo, the design system, the HDB Upgrade Readiness Check and Investor Framework Quiz and their outputs, the Distress Radar scoring methodology, the LAPS framework, and all source code — is the intellectual property of Farhan Adenan and is protected by the Singapore Copyright Act 2021.

Third-party marks (URA, HDB, MAS, SRX, Realis, EdgeProp, 99.co, Instagram, TikTok, Calendly, Vercel, and others) remain the property of their respective owners and are used for identification and attribution only.

You may view, share, and link to our public pages for personal, non-commercial use. You may not, without our prior written permission:

• Reproduce, republish, or repost our content on another website, newsletter, book, report, or paid product.
• Scrape, mirror, or programmatically harvest our data, dashboards, or tool outputs at scale.
• Train generative AI or machine-learning models on our content. The noai / noimageai robots directives on every page are a formal notice.
• Remove, obscure, or alter any copyright, trademark, or attribution notice.
• Use the POV Guy name or logo in a way that suggests endorsement, partnership, or sponsorship that does not exist.

Permitted use

You are welcome to:

• Read, share, and link to our pages for your personal property research.
• Use our calculators and tools for your own decision-making.
• Quote short excerpts (under 200 words) with a clear visible link back to the source page on povguy.sg.
• Submit your details via our forms, book consultations, or message us on WhatsApp for genuine property enquiries.

Prohibited use

You must not use povguy.sg to:

• Violate any law, regulation, or third-party right in Singapore or the jurisdiction you are accessing us from.
• Submit false, misleading, or impersonating information via our forms, CRM, or messaging channels.
• Harvest emails, phone numbers, or personal data of other users, our team, or third parties.
• Attempt to bypass, disable, or interfere with our rate limits, bot protection, security headers, or access controls.
• Upload, transmit, or link to malware, viruses, or any material that is unlawful, defamatory, obscene, or harassing.
• Resell, sublicense, or commercially exploit any part of our content, data, or tools.
• Use any automation, crawler, or AI agent to submit forms, make bookings, or simulate human traffic without prior written consent.

Third-party services & data

povguy.sg integrates with third-party services including (but not limited to) Calendly for consultation bookings, WhatsApp for messaging, Meta (Instagram, Facebook, Threads) and TikTok for social distribution, Vercel for hosting, Cloudflare for DNS and CDN, Google Workspace and Google Analytics, and various property data providers.

Your use of those services is governed by the terms and privacy policies of each respective provider. We are not responsible for their content, availability, accuracy, security, or changes to their policies.

Market data (transaction prices, rental data, inventory, district medians, psf figures) is derived from public and licensed sources. While we use reasonable care to present it accurately and keep it current, we do not warrant that any particular figure is free from error, lag, or omission. Always verify critical figures against the primary source (URA, HDB, MAS) before committing to a decision.

Disclaimers

To the maximum extent permitted by law, povguy.sg and everything on it is provided "as is" and "as available", without warranties of any kind — whether express, implied, statutory, or otherwise — including (without limitation) implied warranties of merchantability, fitness for a particular purpose, accuracy, or non-infringement.

We do not warrant that the website will be uninterrupted, error-free, secure, virus-free, or that any content will remain available indefinitely. We may change, suspend, or remove any page, tool, or feature at any time without notice.

Limitation of liability

To the maximum extent permitted by Singapore law, Farhan Adenan and Huttons Asia Pte Ltd shall not be liable for any indirect, incidental, special, consequential, punitive, or exemplary loss or damage arising out of or in connection with your use of povguy.sg — including (without limitation) loss of profits, loss of opportunity, loss of data, or property-decision losses — even if we have been advised of the possibility of such loss.

Where liability cannot be lawfully excluded, our aggregate liability for any claim arising from your use of this website shall not exceed SGD 100 or the value of fees paid by you to Farhan Adenan directly in the twelve (12) months preceding the claim, whichever is higher. This cap does not apply to liability for death or personal injury caused by negligence, fraud, or any other liability which cannot lawfully be limited under Singapore law.

Indemnity

You agree to indemnify and hold harmless Farhan Adenan, Huttons Asia Pte Ltd, and our service providers against any loss, claim, or expense (including reasonable legal fees) arising from your breach of these Terms, your misuse of the website, or your violation of any law or third-party right in connection with your use of povguy.sg.

Termination

We may restrict or terminate your access to povguy.sg — including blocking your IP, number, or email address from our forms, messaging channels, and CRM — at any time, without notice, if we reasonably believe you have breached these Terms or if required by law or by Huttons compliance.

The provisions relating to Intellectual Property, Disclaimers, Limitation of Liability, Indemnity, and Governing Law survive any termination.

Governing law & disputes

These Terms are governed by and construed in accordance with the laws of the Republic of Singapore, without regard to its conflict-of-laws principles.

You agree that any dispute, controversy, or claim arising out of or in connection with these Terms or your use of povguy.sg shall be subject to the exclusive jurisdiction of the courts of Singapore, save that we retain the right to bring proceedings in any jurisdiction where you reside or where we reasonably believe our intellectual property or confidential information has been misused.

Where a regulatory complaint against a CEA-licensed salesperson is the appropriate channel, nothing in these Terms prevents you from raising the matter directly with the Council for Estate Agencies at cea.gov.sg.

Changes to these Terms

We may update these Terms from time to time — for example, when we launch a new tool, integrate a new third-party service, or when Singapore law changes. The "Last updated" date at the top of this page reflects the most recent substantive revision, and the version number is incremented for any material change.

We will make reasonable efforts to highlight material changes via the website or our owned channels. Continued use of povguy.sg after an update constitutes acceptance of the revised Terms.
