How POV Guy Realtor — operated by Farhan Adenan, CEA R068636D, of Huttons Asia Pte Ltd — collects, uses, stores, and protects your personal data. Written in plain English, compliant with Singapore's Personal Data Protection Act 2012 (PDPA), and updated whenever the underlying data flows change.

Section 01
Who we are
"POV Guy Realtor" (referred to throughout this policy as "POV Guy", "we", "us", or "our") is the personal real estate brand of Farhan Adenan, a salesperson registered with the Council for Estate Agencies of Singapore under registration number R068636D, operating under the agency licence of Huttons Asia Pte Ltd (Agency Licence L3008899K).
This policy applies to povguy.sg and all sub-pages, lead capture forms, the @povguy_realtor and @povguyrealtor social media accounts, and any direct communications you receive from POV Guy via WhatsApp, email, or in-person consultations. It does not apply to the privacy practices of Huttons Asia Pte Ltd as a whole, third-party platforms we link to, or other agents.
For regulated transactions — when you formally engage POV Guy as your salesperson for a property purchase, sale, or lease, the Huttons Asia Pte Ltd group privacy policy also applies, since the transaction is conducted under the Huttons agency licence. That policy is available at huttons.com.sg.
Section 02
What data we collect
We only collect the personal data we genuinely need to give you useful property advice and stay compliant with Singapore real estate regulations. There are five buckets:
1. Data you give us directly
Name, mobile number, and email when you fill in a lead form, run the HDB Upgrade Readiness Check, take the Investor Framework Quiz, request a market report, or book a consultation via Calendly.
Information about your property situation that you choose to share — current address type (HDB / condo / landed), upgrade timeline, financial bracket, citizenship status, household composition, investment goals.
Messages you send us via WhatsApp, email, Instagram DM, or any other channel.
Documents you voluntarily share during a consultation — IPA letters, CPF statements, IRAS NOAs, valuation reports, existing tenancy agreements.
2. Data we collect automatically when you visit povguy.sg
Standard server logs — IP address, browser user agent, referrer URL, timestamps, pages visited.
Google Analytics 4 measurement data — anonymised and aggregated. We do not enable Google Signals or cross-device tracking.

3. Data from public sources
Publicly listed property data from URA, HDB, MAS, data.gov.sg, SRX, EdgeProp, 99.co, and PropertyGuru — used to build the market intelligence carousels, the Distress Radar, the Condo X-Ray, the Rental Yield dashboard, and our daily content.
Publicly available business information when researching prospects for outreach (LinkedIn job titles, company affiliations, public press mentions). We do not scrape data from private profiles or password-protected sources.
4. Data from third-party data enrichment vendors
Business contact data (name, title, work email, employer) from licensed B2B enrichment providers. We use this only for B2B outreach to professionals likely to have property needs (UHNWIs, expatriates, business owners). All such outreach includes a one-click unsubscribe and the contact is added to our master Do-Not-Contact list permanently if they opt out.
5. Data we deliberately do not collect
NRIC numbers, passport numbers, or full identity document copies — we never collect these on the website. They are only collected on paper or via secure Huttons systems at the point of formal engagement, in accordance with the PDPA NRIC Advisory Guidelines.
Bank account numbers, credit card numbers, or full financial account details.
Sensitive personal data — race, religion, political affiliation, medical history, sexual orientation. If you mention these in conversation, we do not record them.
Under PDPA, we have to be specific about why we collect each piece of data. Here is the full list of purposes:

Section 04
Automated social posting
POV Guy operates an automated content pipeline that publishes a daily property-market carousel post to the brand's own social media accounts. We are explicit about this because the pipeline interacts with the Meta Graph API, and Meta's App Review process requires that the privacy policy disclose this data flow.
What the pipeline does
Every afternoon, an automated content engine pulls data from public sources — URA private property transactions, HDB resale data, data.gov.sg, SRX, EdgeProp, MAS rate sheets — and generates an 8-slide PNG carousel with a caption.
The carousel is silently posted as a preview to a private channel that only Farhan can see, where it sits for roughly 16 hours.
If Farhan does not veto the preview, the next morning at 10:00 SGT the carousel is published to the brand's owned accounts on Facebook Page, Threads, and Instagram (@povguyrealtor).
Which accounts are involved
Brand-owned, controlled by Farhan Adenan only: @povguyrealtor on Instagram, the POV Guy Realtor Facebook Page (Page ID 102256364480509), the POV Guy Threads account.
The pipeline never publishes to any other account — not to clients, not to Huttons' accounts, not to any third-party page. It is a single-account, single-purpose publisher.
What personal data the pipeline uses
None. The published content is generated from public market data and a fixed editorial template. No client name, no lead name, no mobile number, no email, and no consultation transcript ever appears in a carousel slide or caption.
The Meta Graph API access token is held only by the publisher service and is used only to call the /media and /media_publish endpoints on the brand's own Instagram Business account. The token has no read access to followers' private data or messages.
If you are a Meta App Reviewer: The instagram_basic and instagram_content_publish permissions requested by the POV Guy Realtor app are used solely to publish daily property-market carousels to the brand-owned @povguyrealtor account. No third-party account is published to. No personal data of any user, follower, or lead is processed via those endpoints.
Comments and DMs
When you comment on a POV Guy post or send a DM to one of the brand's social accounts, the platform — Instagram, Facebook, or Threads — handles the message under its privacy policy. We may read public comments, reply to public comments, and reply to DMs you send us. We do not export comments or DMs into our CRM unless you explicitly ask us to follow up by other means (e.g. you DM us your phone number to schedule a call).
Section 05
Who we share data with
We do not sell your personal data. We share it only with the parties below, and only for the purposes described.
Huttons Asia Pte Ltd — when you formally engage us for a transaction, the transaction must be processed under the Huttons agency licence. Huttons acts as a co-controller for transaction-related data.
Service providers we use to run the business — Google Workspace (email and document storage, region: Singapore), Calendly (consultation booking), Vercel (website hosting), Cloudflare (DNS and CDN), GitHub (code repositories for our public market dashboards), Meta (Instagram, Facebook, Threads). Each of these is bound by their own commercial data-processing terms.
Regulators — the Council for Estate Agencies (CEA), the Inland Revenue Authority of Singapore (IRAS), the Personal Data Protection Commission (PDPC), or any court or tribunal — when we are legally required to disclose.
Buyers / sellers / co-broking agents in your transaction — only the data required to complete the deal (e.g. your name and contact for an Option to Purchase).
Section 06
Cookies & analytics
We use a deliberately minimal set of cookies and analytics:
Strictly necessary: session cookies that remember UI state on the dashboards (e.g. which tab you have open on the Insights page).
Analytics: Google Analytics 4 with IP anonymisation, no Google Signals, no cross-device tracking, no advertising features. Data retention is set to 14 months and then deleted.
Calendly: when you open the booking widget, Calendly sets its own cookies under Calendly's privacy notice.
Embedded Chart.js / chartjs-plugin-annotation: these are JS libraries served from jsDelivr CDN. No cookies set, no tracking.
We do not use Meta Pixel, TikTok Pixel, retargeting ad pixels, or any third-party advertising trackers on povguy.sg.

Your rights under PDPA
As a Singapore data subject, you have the following rights, free of charge:
Right of access — you can ask what personal data we hold about you.
Right of correction — you can ask us to correct anything that is inaccurate or incomplete.
Right to withdraw consent — you can opt out of marketing and other consent-based uses at any time. We will action this within 7 working days.
Right to data portability — you can ask for a copy of the personal data you provided to us, in a commonly used machine-readable format (when this provision of PDPA is in force).
Right to lodge a complaint — if you believe we have mishandled your data, you can complain directly to the Personal Data Protection Commission via pdpc.gov.sg.
To exercise any of these rights, email farhan@povguy.sg with the subject line "PDPA Request — [your request type]". We aim to acknowledge within 3 working days and respond substantively within 30 days.
Section 09
Security
We protect your data with reasonable technical and organisational measures:
HTTPS (TLS 1.2+) on every page of povguy.sg, enforced via Cloudflare.
Two-factor authentication on every account that touches client data — Google Workspace, Vercel, GitHub, Meta Business Suite.
Principle of least privilege — automated services hold tokens scoped only to the actions they need (e.g. the publisher token cannot read DMs).
Lead data stored in our CRM is held in Google Workspace (Singapore region) with full audit logging.
No data is sold, leased, or transferred to data brokers.
If we ever experience a personal data breach that is likely to result in significant harm or affects 500 or more individuals, we will notify the Personal Data Protection Commission and affected individuals within the timelines required by Section 26D of the PDPA.
Section 10
Children's data
POV Guy is a real estate brand serving adult buyers, sellers, and tenants in Singapore. The website and content are not directed at children. We do not knowingly collect personal data from anyone under 18. If you are a parent or guardian and believe your child has submitted personal data to us, please email farhan@povguy.sg and we will delete it.
Section 11
Changes to this policy
We will update this policy whenever the underlying data flows change — for example, if we add a new analytics tool, adopt a new social platform, or change our retention periods. The "Last updated" date at the top of this page is authoritative. Material changes will also be flagged on povguy.sg's homepage for at least 30 days.

Contact & data protection officer
POV Guy is operated by a single licensed salesperson, so the data protection officer is the same person who runs the business — Farhan Adenan. There is no additional layer between you and the decision-maker.
